Info page and types of downloads

I am looking at a 2 part file and it states the following:

size 1.44 mb in 2 files

status: 1 seed/0 peers

and it has 2 downloads available...The "direct high speed download" and states "download directly with 3000kb/s speeds"

And the "anonymous torrent download" which states "download anonymously with unlimited speeds"

So does the 1 seed mean it's available? why 2 choices for download and which download should be used?
